Friday, October 12, 2012 - Clean the Carpets for Selling at Top Price

One of my recent listings had a great basement rec room -- unfortunately the carpets had a fair bit of cat pee in them and the smell would have been a deal breaker in trying to sell.  The seller (who was a great person to work with and very cooperative to do whatever needed to be done) had the carpets professionally cleaned.  Even after the cleaning however, the carpets were still smelly.  The seller then decided to soak the carpets with a lot of hot water and TSP (tri sodium phosphate -- which can be purchased at Rona, HD, Lowes, Canadian Tire etc), and after doing this and shampooing with a Rug Doctor carpet cleaning machine quite a few times, was successful in getting the smell out.  Because the carpets were soaked so many times they did end up with a 'bump' in the middle of the room and needed to be stretched.  However when all was said and done the carpets were clean, the smell removed, and we sold her property with 2 offers on the table.  My wife and I have a few revenue properties and have needed to do some heavy-duty carpet cleaning as well, and the hot water/TSP and then rug shampooing method has been successful for us as well.
